Engineering and design brilliance that failed to fully materialize as a symbol of China's economic success and growth.
1. LowOccupancy Struggle (2016-2018): aS,
The building struggles with persistent low occupancy, remaining half-
empty since its 2016 opening, Leased spaces, mainly to domestic
corporations, saw only a 30% relocation rate. The evident night-time
darkness of half the tower underscored the challenge.
2. Fire Certification Hurdles:
Hindered by bureaucratic red tape and safety concerns regarding its
immense height, the tower faced significant: delays in obtaining full fire
certifications, extending over several years.
3. Impractical Floor Plate design:
The building's twisted glass facade, designed for wind load balance,
resulted in impractical floor plates. Tenants were burdened with high
rents for extensive yet inefficient spaces, utilizing only 50% of floor
areas on most levels. This challenge intensified amid falling citywide
occupancy rates, urging tenants to seek cost-effective options.
Water Leakage Emergency (July 6, 2020):
On July 6, 2020, an equipment failure on the 9th to the GOth floors
prompted emergency repairs for water leaks within the Shanghai Tower,
adding to the building's array of challenges.
