NATURE AND CHARACTERISTICS OF THE Problem The main issue is the double selling of lands. Double sale of lands is the practice of selling the same piece of land to multiple unsuspecting buyers . This is an act that has had a lot of devasting consequences on yikene community. 6
THE CAUSES There are several reasons why people suffer from double land sales: Unclear land ownership Inaccurate land records Unregistered lands Unclear inheritance laws Forgery of documents Some consequences include: Tension in the community due to conflicts and disputes. People loose their finances. This act has also ruined the reputation of the community making it difficult for investors to purchase lands in community for their business. THE CONSQUENCES 7

RECOMMENDATION It is essential for authorities to adhere to the following recommended practices so that the suggested solutions may not be in vain: Provide legal support Increase transparency in land transactions Introduce penalties for double sales Conduct regular land surveys Establish a centralized land registry The practice of selling the same piece of land to multiple buyers has led to a lot confusion, disputes, and financial losses for the affected parties. The government should take immediate action to address this issue by providing better oversight of land transactions. Only by addressing this issue can we ensure fairness, stability, and prosperity for the people of Yikene . CONCLUSION 10 Conclusion and recommendations
