What is a duplex house? The term "duplex" refers to a single structure consisting of two separate dwelling units. A semi-detached house or a duplex house is a single family dwelling house built as one of a pair that shares one common wall. Often , each house's layout is a mirror image of the other.

One of the most special characteristics in a duplex design is the common wall (party wall) . So what does it mean, why it is used, and how? The common wall or party wall:
A party wall (also known as common wall ) is a dividing partition between two adjoining buildings that is shared by the occupants of each residence or business. The minimum lot width shall be 50 feet and the maximum lot width shall be 125 feet. The depth of the lot shall be a minimum of 100 feet. LOT WIDTH AND DEPTH
Entrances: ACCESS STANDARDS The main entrance to each ground floor unit shall be accessed directly from and face the street . Access to second floor units shall be by a stair, which may be open or enclosed, but shall not face the street. On a corner lot without access to an alley, parking and services shall be accessed from the side street. Provide a covered area immediately outside the front door to each dwelling sufficient to provide protection from weather. Entry should not be via any private outdoor living space. If the entry runs adjacent to a private outdoor living area, a suitable screening must be provided.
