SUMMARY
Discussion on a possible new Sublease agreement to
operate City-owned swimming pool at 250 Viesca
Current Sub-tenant (Heights Pool LTD) can assign to a
new operator with Council approval
Height Pool, Ltd. Sub-leasee since February 1990

BACKGROUND
Original lease agreement with City of San Antonio for property
in Olmos Basin area on Apr. 24, 1947
Lease extended to 2058, with possible extension to Feb. 28, 2098
City constructed & maintained swimming pool, concession area &
related facilities
Sublease agreement with Heights Pool, Inc. to assume operations
Approved on Feb. 26, 1990
10-year renewal with Heights Pool, Ltd on Dec. 19, 2001 for $20,000
per year
10-year renewal for $30,000 per year on May 10, 2010 (expires Dec.
31, 2021)

BACKGROUND
December 2021, a new 10-year extension approved by Council
through December 2031
Rent increase from $30,000 per year to $35,000 per year
starting in 2024 through the end of the term in 2031
Latest extension expanded pool operating timelines from April
01 through October 31st

PROPOSED IMPROVEMENTS
Proposed new agreement with Heights Pool, Ltd.
20-to-25-year term desired with possible extensions
Pool area open 12 months
New Subtenant proposes to add new pickle ball courts within
the fenced grounds –alternate membership required for use
during non-pool operating timeframes
New Subtenant desires to remodel food prep area and
concession stand
Concession area open for outside food pick-up to non-members

PROPOSED IMPROVEMENTS
City beautification improvements study
Areas studied include Broadway @ Ogden and AH Pool
Area from Greely to AH Bike Park
Possible improvements to the public realm, wayfinding
signage, outdoor seating, pocket park(s), burial of some
utilities, pedestrian lighting, upgraded trail link, enhanced
hardscaping and landscaping and possible F&B –all TBD

POSSIBLE IMPROVEMENTS AT AH POOL
Pocket Park near main entrance with shade structure,
fenced outdoor seating
Addition of public restrooms near entrance at pool within
existing structure

POSSIBLE IMPROVEMENTS AT AH POOL

POLICY ANALYSIS
Consistent with City’s efforts to provide quality
recreational services to citizens of Alamo Heights &
City of San Antonio per terms of the City’s lease
agreement
