Summaryofthedirectionsunder79aareasfollows:
01.Aminimumofone-fourthofthesociety'smembersmustsubmita
proposalforredevelopmenttotheManagingCommittee,alongwith
theirsuggestionsfortheproject.
02.TheManagingCommitteemustconveneaSpecialGeneralBody
Meetingwithineightdaysofreceivingtheproposal,providing
memberswiththeagendafourteendaysinadvance.

03.Thesocietymustobtainquotationsfromatleastfiveexperienced
architects/projectmanagementconsultantsfortheredevelopment
projectreport.
04.TheSpecialGeneralBodyMeetingwilldecideonthepreliminary
redevelopmentplan,selectanarchitect/consultant,andoutlinethe
redevelopmentprogram.

•05.Decisionsrequireathree-fourthsmajorityvote,andminutesof
themeetingmustbeprovidedtoallmembers.
•06.Theselectedconsultantmustconductasurvey,consider
governmentpolicies,andprepareaprojectreportwithintwo
months.

•07.Tenderswillbeinvitedbasedontheprojectreport,andthe
selectionofdeveloperswillbedonethroughatransparentprocess,
withthefinaldecisionmadeataSpecialGeneralBodyMeetingwith
thepresenceofanauthorizedofficerfromtheRegistrar'soffice.

•08.Theagreementwiththedevelopermustincludeprovisionsfor
projectcompletionwithintwotothreeyears,abankguaranteefor
20%oftheprojectcost,alternativeaccommodationformembers
duringconstruction,andotherlegalandproceduralrequirements.
•09.Committeemembersorofficebearersofthesocietycannotbe
thedeveloperorrelatedtothem.

•10.BuildingplansapprovedbytheMunicipalCorporation/Competent
AuthoritymustbesharedwiththeGeneralBodyforinformation.
•11.Thedirectiveaimstoensurethattheredevelopmentprocessis
fair,transparent,andincompliancewiththelaw,ultimately
safeguardingtheinterestsofthemembersofco-operativehousing
societiesinMaharashtra.

•Thedirectiveaimstoensurethattheredevelopmentprocessisfair,
transparent,andincompliancewiththelaw,ultimatelysafeguarding
