GUIDING PRINCIPLES When it comes to slum areas, there are certain guidelines and principles that can help address the challenges faced by these communities. Some key principles include: 1. Upgrading and Rehabilitation: Instead of demolishing slum areas, efforts should be focused on upgrading and rehabilitating the existing infrastructure and services. This involves improving housing conditions, access to clean water, sanitation facilities, and basic services like healthcare and education. 2. Participation and Empowerment: It is crucial to involve the residents of slum areas in decision-making processes and empower them to actively participate in the development and improvement of their communities. This can be done through community organizations, local governance structures, and partnerships with NGOs and government agencies .3. Security of Tenure: Ensuring secure land tenure for slum dwellers is essential to protect their rights and provide a foundation for long-term development. This can involve legalizing informal settlements, providing land titles, or implementing tenure regularization programs. 4. Social Inclusion and Poverty Reduction: Efforts should be made to reduce poverty and promote social inclusion within slum areas. This can be achieved through initiatives that provide access to education, skills training, healthcare, and livelihood opportunities. 5. Sustainable Development: Sustainable development practices should be integrated into slum upgrading efforts. This includes promoting environmentally friendly infrastructure, energy-efficient housing, waste management systems, and green spaces. By following these guidelines and principles, it is possible to improve the living conditions and well-being of residents in slum areas, promoting inclusive and sustainable development
EXISTING LAND USE Existing land use refers to how land is currently being utilized or occupied in a specific area. It includes various types of land uses such as residential, commercial, industrial, agricultural, recreational, and institutional. Understanding the existing land use is important for urban planning, zoning regulations, and determining the suitability of different areas for specific purposes. It helps in identifying patterns, assessing the needs of a community, and making informed decisions regarding land development and resource allocation. Existing land use can vary greatly depending on the location. In urban areas, you might find a mix of residential buildings, commercial spaces like offices and shops, industrial areas, parks, and public spaces. In rural areas, agricultural land use may be more prevalent, with farms, fields, and open spaces. Sometimes, there are also designated areas for specific purposes like educational institutions, healthcare facilities, or recreational areas. The existing land use reflects the current state of development and the needs of the community in that particular area. It's interesting to see how different land uses come together to create a diverse and functional environment.

Master plan concept The master plan concept was based on the Transit-Oriented Development (TOD) model. This is a model that focuses on creating a compact, walkable, and transit-friendly neighborhood. It prioritizes access to public transportation and encourages people to walk or bike instead of driving. The TOD model is often used in urban areas, as it helps to reduce congestion and makes efficient use of land. It also encourages a mix of uses, which creates a vibrant and diverse neighborhood. In the case of Hudson Yards, the TOD model has been very successful in creating a new neighborhood that is both livable and sustainable .
