He is a notable speaker and thought leader on various platforms for the RE Industry. Srini is a qualified Chartered Accountant and commerce graduate. 9 MD & CEO Navin has over 20 years experience in RE investment across India. He has managed investments of more than $ 2 billion across 100+ transactions across capital stack of debt, mezzanine and equity investments. CASE STUDIES Synopsis: 20 Crores last mile funding in an apartment project in Mumbai being developed by a leading developer in Mumbai Terms: 2 Year Duration 18% IRR to Investor Transaction size of Rs 100 Cr (co-invested along with JM Financial) Strategy & Structure: High return, secured and fixed income co-investment backed by robust underlying apartment project, being developed by one of the leading developers in Mumbai The investment was backed by JM Financial which invested Rs 80 Cr out of Rs. 100 Cr and balance was listed on Jiraaf platform for retail investors Though the deal tenure was 2 years, the loan was already prepaid within 8 months Synopsis: 17 Crores deployed as Inventory Funding in a completed plotted development project Terms: 2 Year Duration 16% IRR to Investor(s) Strategic partner – Jiraaf Strategy & Structure: Deployed Rs. 17 Cr in a completed project (release order received) partly towards payment to landowner for purchase of landowner share of unsold area & purchase of Project Land and partly towards completion of project amenities (clubhouse etc.) Funds were deployed in a project where ArisUnitern is appointed as asset manager thereby ensuring transparency and confidence to investors on their investment Synopsis: 8 Crores deployed for Land Purchase and working capital requirement of plotted development project Terms: 1.25 Year Duration 19.25% IRR to Investor(s) Strategic partner – Jiraaf Strategy & Structure: Land stage funding done for Phase II of a successful project (adjacent land parcel) at pre-approval stage Funds were deployed in a project managed end-to-end by ArisUnitern thereby ensuring transparency and confidence to investors on their investment The deal is currently under prepayment and expected to be fully repaid within 12 months of loan tenure 12

CASE STUDIES Synopsis: 30 Crores raised to finance last mile construction of residential apartment project Terms: 3 Year Duration 13% IRR to Investor Strategy & Structure: Raised 30 Cr from HNI investors An innovative win-win structure was formed to finance last mile construction of residential apartment project for a 3-year term guaranteeing a 13% IRR to the investor with a security cover of 1.5x In addition, investor gets back 70% of loan i.e., 21 crores (via Housing Loan) which was further invested to boost the overall IRR ArisUnitern took over the sales % marketing responsibility and delivered over Rs. 50 Cr of sales in the 3 months Synopsis: 7 Crores deployed in an approved plotted development project being developed by a branded developer Terms: 1.25 Year Duration 16% IRR to Investor(s) Strategic partner – Jiraaf Strategy & Structure: Rs. 7 Crores deployed in an approved plotted development project being developed by a renowned plotted developer in Bengaluru More than 50% of project construction was completed at the time of transaction Deal is currently under prepayment and expected to be fully repaid within 12 months Synopsis: 8 Crores deployed for working capital of approved plotted development project by branded developer Terms: 1.25 Year Duration 16% IRR to Investor(s) Strategic partner – Jiraaf Strategy & Structure: Funds were deployed in a project managed end-to-end by ArisUnitern thereby ensuring transparency and confidence to investors on their investment More than 50% project construction was completed at the time of transaction The investment is secured by mortgage over project land providing 2x cash cover along with other standard security package Deal is currently under prepayment and expected to be repaid within 12 months 13
