Dholera Greenfield International Airport: A Game-Changing
Project in Gujarat

The Dholera Greenfield International Airport is an ambitious and under-construction airport
project located near Navagam in Dholera Taluka, within the Ahmedabad district of Gujarat.
This project, once completed, will play a significant role in boosting India's aviation sector,
especially as a major hub for both passengers and cargo.
Project Overview:
The Airports Authority of India (AAI) is leading the development of this state-of-the-art
airport, marking it as a flagship endeavor within India's rapidly growing aviation industry. The
total projected cost for developing Dholera International Airport is estimated to be INR 1,305
crore, with the construction unfolding in multiple phases. Its strategic location — just 80
kilometers from Ahmedabad and 20 kilometers from the Dholera Special Investment
Region (DSIR) — positions it as a vital transport hub for the region, providing seamless
connectivity.

Spread across an expansive 1,426 hectares, the airport is designed to handle a large volume of
traffic, with projections estimating an annual passenger capacity of 50 million once
operational. It is also expected to become a major cargo center, second only to the bustling
Ahmedabad Airport, thus significantly supporting the industrial activities and economic
development in surrounding regions.
The project's construction has been split between two contractors: Varaha Infra Ltd and
Yashnand Engineers and Contractors Pvt Ltd. The first phase of this monumental project
is anticipated to be completed by March 2026.

Part A of Dholera International Airport:
Part A of the Dholera International Airport involves the development of two major runways
— one measuring 3,200 meters in length, and the second extending up to 4,000 meters. These
runways are designed to accommodate future air traffic, including large aircraft such as 4E
category planes, which are essential for international flights and business travel.
Other critical developments in this phase include a parallel taxiway, an apron, and various
commercial amenities, such as hotels and retail outlets. The estimated construction cost for
Part A stands at INR 636 crore, with a construction area covering 406,875 square feet. The
civil works for this part of the project are being carried out by Varaha Infra Ltd, a reputable
construction company.
As of September 2024, the foundational work is nearing completion, and structural
development has begun on several parts of the project site.
Part A Project Details:
 Project Name: Dholera International Airport Part A
 Coordinates: Latitude: 22.349697, Longitude: 72.300619
 Construction Area: 406,875 SqFt
 Current Status: Under-construction (as of September 2024)

The development of Part A will also include support infrastructure, such as an isolation bay,
fire stations, and parking facilities for airplanes. Once completed, this part of the airport will
cater to both domestic and international flights, providing comprehensive services to
passengers and businesses alike.
Part B of Dholera International Airport:
Part B of the airport project, awarded to Yashnand Engineers and Contractors Pvt Ltd,
focuses on the construction of a new, integrated passenger terminal building. This building
will span an estimated 20,000 square meters and will include a basement, a ground floor,
and a first-floor level. In addition, this phase will see the development of essential
infrastructure like a technical block, a cargo complex, and an electrical substation.
The ATC (Air Traffic Control) Tower, which will feature G+9 floors, is also part of this
phase of the project. The total cost for Part B is projected to be INR 333 crore. As of

September 2024, approximately 25% of the structural work has been completed, signaling
steady progress toward the 2026 completion deadline.
Part B Project Details:
 Project Name: Dholera International Airport Part B
 Coordinates: Latitude: 22.358138, Longitude: 72.284202
 Current Status: Under-construction (as of September 2024)
 Location: Ahmedabad, Gujarat
 Estimated Cost: INR 333 crore
 Key Features:
o Passenger terminal building: Basement + Ground Floor + First Floor
o Technical block: G + three floors
o ATC tower: G + nine floors
o Cargo complex: Ground + one floor
o Electrical substation
In addition to passenger services, Part B will facilitate cargo operations, which is critical given
the airport's positioning as a major cargo hub for industrial trade in the surrounding regions.
Strategic Importance of Dholera International Airport:
The Dholera Greenfield International Airport is more than just a transportation facility; it
is a key enabler for the economic growth of the entire region. Its proximity to the Dholera
Special Investment Region (DSIR) enhances its strategic importance, as this airport will
provide essential logistics and transportation services to the businesses and industries within
the DSIR. This is expected to foster regional development and boost trade relations on a global
scale.
Moreover, the Dholera Airport is part of the government’s broader vision for infrastructure
development under the Smart Cities Mission. Its integration with existing and future
infrastructure projects ensures that the airport will serve as a linchpin for India’s connectivity
to global markets. Dholera Smart City is becoming an investment hub for real estate investors,
which is a good opportunity to get short term and better returns. With the small city in Gujarat
stated as the first smart city of the nation, Dholera investment has gained enormous popularity
amongst both small and big time investors. While it is being developed as a significant city that
shall use state of art technology and boast of excellent infrastructure, what entices majority of
the investment in Dholera is its cost-effective housing and low cost of land.
Phased Construction and Future Outlook:
The development of Dholera International Airport is being carried out in phases, allowing for
a systematic approach to construction. Each phase is designed to cater to growing traffic and
passenger demands while ensuring scalability. By the time the project is fully completed in
2026, the airport is expected to have the capacity to handle 50 million passengers annually,
positioning it among India’s largest and most modern airports.
Once operational, the Dholera International Airport will alleviate pressure from the existing
Ahmedabad Airport, creating a new hub for both domestic and international airlines.

Additionally, the airport's focus on cargo operations will significantly boost Gujarat's standing
as an industrial powerhouse.
The Dholera Greenfield International Airport is an essential infrastructure project that is set
to transform Gujarat's connectivity and boost India's aviation and industrial sectors. With its
advanced infrastructure, strategic location, and integration into the broader Dholera Special
Investment Region, this airport will serve as a crucial gateway for passengers and businesses
alike.
As the project progresses towards its 2026 completion date, Dholera International Airport is
expected to emerge as a major player in India's aviation landscape, fostering regional
development and enhancing global trade routes.
