The entirety of I skandar Malaysia is
separated into five developmental
focal points, ca lled F lagship Zones.
Spanning 24,000 acres of development-ready
land, N usajaya is poised to be one of the
largest property developments in Southeast Asia, serving as the catalyst that drives growth
in Iskandar Malaysia.
The crown jewel of N usajaya is Medini,
a 2,230-acre international development
housing residential, retail and commercial
precincts. T he GDV of Medini is expected
to be US $20 billion over 15 – 20 years.
The development plan will be 20% completed
by 2014, with a target population of 50,000.
Located west of Johor B ahru, N usajaya is
45 minutes from S ingapore’s Changi Airport,
and 20 minutes from Johor’s S enai Airport.
It is only 15 minutes from the Malaysia-
Singapore S econd L ink, and is easily
accessible via the Pulai I nterchange
as well as the Gelang Patah I nterchange.
A High Speed Rail is also slated to link
Kuala Lumpur to S ingapore, and one of the
stations for this rail system is located in N usajaya
itself, driving greater growth for this region.
Flagship Zone A includes the city of Johor
Bahru, Malaysia’s southern gateway that
receives over 60% of Malaysia’s total tourists.
It also houses the central business district, a new
financial district, the waterfront city of D anga
Bay, a mixed development in T ebrau Plentong
and the Malaysia/Singapore Causeway.
Flagship Zone B is N usajaya, where Johor’s
new S tate Administrative Centre, Medini, will
be located. O nce complete, N usajaya will be
a medical hub, an education enclave, tourism
destinations and resorts, an industrial logistics
hub, as well as luxury residences.
Flagship Zone C focuses development on
the existing port of T anjung Pelepas, with key
economic activities concentrated on port
and marine services, logistics, engineering,
high-tech manufacturing, petrochemical,
and entreport trade.
Flagship Zone D is an industrial and
manufacturing hub spanning 31,132 hectares.
This Eastern F ate Development includes
Pasir Gudang Port, T anjung L angsat Port,
the Senai International Airport, hubs for
cargo and knowledge, a multimodal centre
and the MSC Cyberport city.
Flagship Zone E ’s current key economic
activities are airport services, engineering,
electrical and electronics (E&E) and education.
Once complete, this zone will also be the
hub for agriculture and food processing,
ICT, and retail tourism.
Underpinning Medini is a multi-layered
infrastructure network which consists of a new
toll-free coastal highway that cuts journey times
to Johor B ahru in half, internal and connector
roads, utilities such as sewage treatment
plants and power plants, telecommunications
capabilities, as well as safety and security
features. Medini is within 400km of five ports
– three in Malaysia and two in S ingapore—
and two international airports, while the two
causeways linking Malaysia to Singapore
are minutes away by car. T his new logistical
infrastructure grants connectivity benefits to
any organisation that operates from the area.
Construction of the advanced road network
commenced in 2008 as part of the 9th
Malaysia Plan.
