Our key service lines:
Project Management
New Build and Refurbishment
As Project Managers we deliver new build and
refurbishment projects within the defined
parameters of the client’s strategic and
commercial objectives.
Development Management
For new build or major refurbishment projects,
we provide a developer-style management
service often with a high level of delegated
authority from our client. Value flows from our
involvement in initial feasibility, developing the
project brief, design team and contractor
selection and proactive management
throughout.
Exit Strategy/Dilapidations
We provide specialist and strategic dilapidations
advice to both tenants and landlords. We also
assess potential dilapidations liabilities as part of
the due diligence process for corporate
acquisitions.
Life Cycle Maintenance and Repair
We forecast the scope and cost of maintenance
and repair works over a 5-10 year period and
frequently specify and manage the delivery of
the actual works.
Development Monitoring
A monitoring or “watching brief” covering
development or fit out works being delivered to a
defined scope, programme and quality. We act
on behalf of financiers, investors or occupiers to
protect their interests.
Project Management – Fitting Out
We manage complex fit out projects for corporate
occupiers, helping them develop their design
brief and dealing with stakeholder management
within their own organisation. Our team manages
the design and procurement activities through to
completion, handover and occupation.
Cost Management
We advise the client on the feasibility of the
project and the detailed budget. We manage the
cost of the project pro-actively and ensure the
correct procurement route is employed to achieve
the client’s objectives.
Building Surveying
Our service includes a comprehensive current
condition and future performance assessment of
building structure and fabric. We deliver one off
and portfolio reports for purchasers and vendors
including co-ordination of other technical
specialists, covering M&E services, cladding etc.
Environmental Assessments
Technical advice on environmental matters
affecting both buildings and land for
acquisition or development purposes.
Programme Management
As Programme Manager, we take responsibility
for the client’s capital plan, often for a portfolio
of projects.
Key activities include delivering clear, signed-off
project briefs to the Project Managers,
developing and implementing the programme
management procedures and monitoring
performance against the defined programme
and cost plan.
Risk Management
Managing the risk associated with specific
contractual, financial, operational and organisational
requirements. Identifying risks and exposures,
and formulating an effective risk management
strategy to mitigate the potential for loss.

Chancery Place, Manchester
Acting on behalf of private investors, Jones Lang LaSalle
Project Managed this prestigious city centre office
development in the heart of Manchester's central
business district. The development comprises 100,000 sq
ft of space on 15 floors. After a change in site ownership
we led the project through a complete re-design and
successful new planning consent on a fast-track basis
allowing commencement of works within four months of
concept design.

Jubilee Street, Brighton
Provision of Cost Management and CDM Co-ordination
services for Larrik Properties. This 114,000 sq ft
mixed-use development is based around a new public
square incorporating residential accommodation, new
award winning library, restaurants, offices and retail space.

Tabard Square, Long Lane, London
This 1.2 hectare mixed-use development consisting of
three distinctive buildings is set around a striking
landscaped square. The 23 storey tower offers a variety
of 1, 2 and 3 bedroom apartments and duplex
penthouses, all designed to a highly contemporary
specification. A 4,000 sq ft sculptural pavilion forms the
centre piece of the public square and will include stylish
bars and restaurants. Jones Lang LaSalle were Cost
Managers for Berkeley Homes.

40 Bank Street, Canary Wharf, London
Jones Lang LaSalle was the fit out Project Manager of
40,000 sq ft of office space over two floors for Australia
& New Zealand Banking Group Limited. Works were
completed in 22 weeks including co-ordination and
management of furniture installation.

Principal Consultant providing Project Management,
Cost Management and all design services for
refurbishment and fitting out of 85,000 sq ft building
to form new British Gas customer contact centre with
associated welfare facilities.

Malmaison Hotel, Liverpool
Jones Lang LaSalle is Cost Manager and Employer’s
Agent for Marylebone Warwick Balfour on the first new
build Malmaison hotel in the UK. The 130-bedroom
boutique hotel, together with 48 high quality
apartments, is complete with car parking,
restaurant and bar.

City Inn, London
This new build 584 bedroom hotel with ancillary business,
conference, restaurant and leisure facilities completed in
2009. Jones Lang LaSalle are Cost Managers for City Inn.

Morgan Stanley UK – Hotels across Europe
Jones Lang LaSalle is appointed by Morgan Stanley UK
to deliver programme management services on capital
improvement projects to seven InterContinental Hotels.
Works included programme and project management,
planned maintenance, fire, life safety works as well as
new build extensions.

Grassroots, Woodlands Resource Centre, London
Grassroots is an environmentally sustainable
community resource centre that uses natural energy
sources. The majority of the single storey building is
covered in soil forming a grass covered mould. A total
of 30 photovoltaic panels are integrated into the upper
part of the south façade enabling natural solar power
with rain harvesting features as well as undersoil
heating and ventilation.

Bridgewater Place, Leeds
Bridgewater Place comprises 16,000 sq ft retail,
235,000 sq ft offices and 165 apartments within a
30 storey tower. Jones Lang LaSalle was appointed
jointly by CPPI and Barclays Bank to monitor this
mixed-use development.

Repsol Tower, Madrid, Spain
Jones Lang LaSalle formed an integrated team of
professionals both in the UK and Madrid to undertake a
due dilligence survey of the 250 metre iconic Repsol
Tower. The Tower is located at the southern end of the
Real Madrid's former training ground site and was
completed in 2009.

Global Place, Hayes
SITA needed to negotiate a dilapidations settlement
with the landlord on a 20,000 sq ft office building in
Hayes. As they had taken assignment of an existing
lease there were extensive alterations and disrepairs
from the previous occupier and the initial landlord’s
claim of £750,000 was increased to £1.5 million as a
refurbishment scheme progressed. Jones Lang LaSalle
was appointed to act on behalf of the tenant and
secured a saving of 60%.

One Lothbury, London
Acted for Welbeck Land as Cost Managers for the
redevelopment of 150,000 sq ft Grade A office
accommodation over 10 floors behind a retained facade.

Data Centre, West London
The conversion and fitting out of a light industrial
building to form a new data centre which comprises
‘box in box’ construction providing 20,000 sq ft technical
space on two floors. Centrica’s data centre is supported
by N+1 resilient supplies of 10 MVa together with
associated cooling supplies. Our role included
co-ordinating the integration of IT requirements
including diverse fibre optic links to back-up facility
15 km away.

Jones Lang LaSalle carried out an acquisition survey,
environmental risk assessment and co-ordination of the
building services surveys for P&O Estates following the
provision of investment advice on this 300,000 sq ft
landmark building.
