Originally constructed in the 1920s to house and engineer the vital steelworks for the
construction of the Sydney Harbour Bridge, these warehouses are steeped in history.
Their mighty concrete walls and soaring 10m high ceilings bear witness to decades of
industrial activity, from housing highway patrol units to serving as car dealerships.
Today, founder Mark Davidson, whose vision ignited this ambitious project, has
meticulously revitalised these structures.
"When I first stumbled upon the abandoned Bay 10 warehouse, it was leaky and
forgotten, but I saw incredible potential," says Mark Davidson, Founder of Work inc.
"We weren't just building offices; we were building a community, creating a space
where the grit of Sydney's industrial heritage could inspire the next generation of
innovators. Every beam, every wall, tells a story and we've woven that narrative into a
functional, beautiful environment designed to foster success."
Bespoke design meets industrial
Work inc. offers a truly unique working environment that seamlessly blends raw
materials with modern, bespoke design. The expansive, light-filled spaces feature:
Soaring heritage walls. The original concrete walls and exposed steelwork are
preserved, providing a dramatic backdrop and a tangible link to the building's
storied past.
Floating glass pods. Modern, acoustically treated glass offices are suspended
within the vast warehouse space, offering private workspaces while maintaining
an open, connected feel.
Curated interiors. Every detail, from vintage furniture to locally sourced art, has
been carefully selected to create an inspiring and comfortable atmosphere that
encourages creativity and collaboration.
Abundant natural light. Strategic use of windows ensures that natural light
floods the entire space, promoting well-being and productivity.
Diverse breakout zones. A variety of informal meeting areas, a library, lounges,

Bay Ten Espresso: a coffee hub with a colourful past
Adding to Work inc's unique character is Bay Ten Espresso, a popular cafe housed
within an upcycled shipping container with a truly cool backstory. This isn't just any
container, it was famously seized in a major drug smuggling operation, having once
been used to conceal over 600 kilograms of pseudoephedrine.
"We needed a coffee fix for our team, but there was nowhere decent nearby," says
Davidson. "When we found this particular shipping container, its illicit past made it an
even more compelling part of our story of reinvention. Now, it's serving up a much-
needed, perfectly legal kind of fix, and it's become the heart of our community."
This once notorious vessel now serves as the vibrant barista station and kitchen,
embodying Work inc.'s commitment to resourceful reuse and injecting an
unforgettable anecdote into the daily lives of its members. Bay Ten Espresso has
become a local landmark, drawing in not only Work inc. members but also the wider
Lavender Bay community, including the thousands of cyclists who pass through
Middlemiss Street daily.
