Urban Structure: Firstly, after the topographical, contour and soil study, next the network and hierarchy
of roads and its allied infrastructure (drinking water supply, sewage disposal, electric conduits, and
storm water drains) were laid out and synchronized in master layout
Urban Grain: Small size and large size building structures were assembled on master layout judiciously
based on wind and sun patterns
Density + Mix: Building stock was placed densely on land patch that was flat. Sloping parts had sparse
building stock. Next, land-use was mixed appropriately so that all basic amenities and convenience
stores were located within 10 min walking radius.

4. Height + Massing: All the villas are ground structures, thus it is a low-rise township. Only the Clubhouse
is G+1 and is the tallest building in the vicinity. Massing is mainly based on sloping roof technique to
counter the heavy rainfall of Saputara area.
Streetscape and Landscape: Hierarchy of streets was set up. Primary streets with site access were wide
and motorable, Secondary streets which led closer to the villa clusters were also motorable but
narrow and had on street parking facility; whereas the tertiary streets (alleys within villa clusters)
were walkable and paved with cobble stones and adobe brick pathways for cozy ambience within
housing clusters. The softscape and hardscape (Landscape) were chosen to complement each other.
Each housing cluster of 12 villas has a central landscaped courtyard with different flower themes for
each courtyard separately. For example: Plumeria Alba Courtyard, Plumeria Rubra Courtyard, Marigold
Courtyard, Spider Lily Courtyard etc. Streetlighting is ambient lighting.
Facade and Interface: All the villa clusters are colour coded and natural ashlar stone and RCC walls are
combined to form a rustic look. Top lining of these villas is of sloping roof (of 20* pitch) with red
terracotta tiles. Each villa cluster has the main entrance RCC wall colour coded viz., cobalt blue, ochre
yellow, burgundy etc.
Materials and Details: RCC walls, Terracotta tiled roofs, Light brown-yellow ashlar masonry walls, White
painted PCC coping, grey cobble stone walkways, asphalt bitumen motorways, black anodized MS street
lamps, RCC kerb stones, RCC trenches and ducting, GI grating etc are part of the material specifications.
