Assumptions for Cash F low Land values as provided by the Internal Valuation Committee. Construction costs, and Refurbishment Costs as per the design estimations. Construction cost allocated within 2 years’ period in each stages. (5% in 1 st Quarter, 10% in 2 nd Quarter, 15% in 3 rd to 7 th Quarters and 10% in 8 th quarter respectively) Infrastructure development costs as per the cost estimations. Acquisition cost of Millewa land calculated as follows; Workers compulsory retired package as per the internal records. Relocation cost as per the cost estimations. Road acquisition cost as per the cost estimations. It is assuming that, Construction cost includes contingencies, Project Management Costs, Developers profits, Taxes, Cost of Finance, Professional Fees etc. Construction cost includes the infrastructure services improvement cost inside the premises. Existing Operation income and expenditure of the Millewa watta as per the UDA internal records. Valuation fee is assumed to be 0.05% from market value of the land. Rental rates as per the Internal Valuation Committee and outgoings considered as 20% from the Gross Annual Rental.
