Architect/Project Management Consultant preparing a draft tender
form and selecting bids for presentation to the society.

•Selection of Developers:
•Aspecialgeneralbodymeetingisconvenedtoselectadeveloper,
withthepresenceofanauthorizedofficerfromtheregistrar'soffice.
•Thedeveloperischosenbasedonexperience,merit,financial
capacity,technicalcapacity,andcompetitiverates,withapprovalbya
three-fourthsmajorityvoteofthememberspresent.

•Agreement with Developer:
•Theagreementmustbeenteredintowithinonemonth,underthe
guidanceoftheArchitect/ProjectManagementConsultant.
•Itincludestermssuchascompletiontimeframe,bankguarantee,
provisionofalternativeaccommodation,registrationofthe
agreement,andconditionsfortheallotmentofnewflatsand
developmentrights.
