Flush eaves Finished close to the wall, with a gap left for ventilation.

Open eaves The rafter feet project beyond the wall and boards are fixed on top of the rafter.

Closed eaves These are completely boxed in, but a ventilation strip or holes must be included in the soffit.

Sprocketed eaves Used to reduce the pitch at the eaves level to slow down rainwater to prevent it overshooting the cutter.

Types of ventilation used in eaves The purpose of roof ventilation is to allow the natural flow of air inside an attic or under the roof. Warm air and moisture usually builds up in the attic. Without proper ventilation, the hot air and moisture will never escape the attic. Heat will also cause the room temperature in other parts of the house to rise and the moisture will form droplets of water.
