Hereby, I tried to make a case study report on the mixed-use building, for the sake of my design development. I tried to choose futuristic development on the condition of present Bangladesh.

3. KumruAnkarawas designed in the one of the most important residential
areas ofAnkara, Çankaya, Yıldızneighborhood, parallel to the TuranGüneş
Boulevard which is one of the main axes of the Ankara.
The KumruAnkara project, which was brought to life in the capital Ankara
Çankaya, is being constructed by KuzuGroup
This KumruAnkara project, is next to BarışMançoPark, are planned to be
delivered in September 2017.

4. MASTER PLAN
KumruAnkara project, which is rising in a single block, is spreading over a land area
of 10 thousand 609 square meters/2.6 Acre.
The KumruAnkara project, built as a mixed project, consists of 164 houses and open
bazaars. The project is rising with a construction area of 60 thousand 216 square
meters/ 14.87 Acre.
•The settlement consists of two main parts.
•Commercial uses are sub-mass, and rising floors have residences.
•The residential tower is also spatially integrated into the park, and at the same time, it
forms a nice opening with the square.
•Since the complex is placed in the center of theAnkara, it has several transportation
opportunities which increase the accessibility of the site and by the design of inner
courtyard; the idea of social life area is achieved.
•In terms of urban scale, it was considered as a "public space" that enriched the social
activity network on the 4th street and its surroundings with new cultural activities.

5. GROUND FLOOR PLAN
First, the surrounding roads, uses, axis, street level data were evaluated.The
presence of YıldızCrossroads, TuranGüneşBoulevard, DikmenValley create
pedestrian circulation and keep the site location alive. Therefore pedestrian flows
were taken into account to propose a floor layout scheme. The level difference in
the site is used like two distinct floors. These two functions and levels are in an
order, and compatible with each other. In addition to these, historical squares,
bazaars continue to reflect the daily life vitality of the city.

6. The buildingis planned
according to the three
basic levels. The first one is
public platform, second
one is inner courtyard,
which has a close relation
with the road, and the last
one is the upper platform
where the entrance of 2 +
1 and 1 + 1 flats and 3 + 1,
4 + 1 flats were
constructed. The social
facility created on the 11th
floor which provides a
synergy of the housing
groups formed by the
upper and lower blocks as
an activity area which has
a clear city view. Fitness
center, swimming pool,
playground are provided
on this level which brings
people together.

9. The location of the design has a strong potential to be able
to provide a nice city view to the users. Therefore, 360
degree city view is provided in the houses. In different
directions, diverse scenic houses include diverse units that
can address different lifestyles.
Architectural approach emphasizes the environmental and
energy sensitivity issues, and the concept of green building is
adopted as a sustainable understanding. The roof gardens
built on the commercial units provide a green area
contribution to the upper town and at the same time the
gardens strengthen the view of the houses.
While KumruAnkarapresents a newpublic space to the
city's social life cycle, the strong relationship it establishes
with the city also provides a rich living space to its users.
SUMMARY

10. Schmidt Hammer Lassen Architectshas won the international competition to
design Hästen21, a 43,000m2development in central Stockholm, Sweden.In
collaboration withPembroke Real Estatethe project comprises of retail, office
space and housing in a complex designed with respect for the city’s history
and skyline.
In the center of the building, a large atrium lets the sun in and small “pockets”
of space break up the regularity of the façade.
A mixed use amenity, there are shops and service outlets on the lower floors of
the building, and NK can be reached from this section via an interior
connection. The bottom of the atrium creates an indoor square for various
activities and events. From this central point, access is provided to upper floors
by escalators.
The offices are located on the upper floors,
and make up the main proportion of the
building. The main office entrance is
located on Regeringsgatan.
The residents access the building via
a passage close to Mästerhuset.
Three one-room apartments, each
approximately 35 m², are planned
for each floor. The apartments
are equipped with balconies
facing the street.

revitalization of a central area of Stockholm that was not really working on a
pedestrian level. Historically, there used to be streets going through and between the
buildings at the site, our proposal aims to bring this city life back. We are
introducing small passages, shortcuts and pocket parks even at the top of the
building. This way, we are creating a new neighbourhoodthat will be open 24/7 and
not just during office hours fromMondaytoFriday,” explainsKristian

introduction of an entrance plaza
and street pocket enhances the
integration between building and
city, improving the pedestrian
experience.
Offices on the upper levels have been
designed to maximize natural light,
with views to theStockholm skyline.
On multiple levels, tenants can
access green-roof terraces as well as
meeting and conference rooms. On
a separate, vertical volume, the
apartments are placed, improving
visibility within the city. Balconies
facing the street allow residents to
enjoy the evening sun.

13. SITE PLAN
By interpreting the characteristics of building volumes and heights in
centralStockholm, the building seeks to capture the city’s essence.
A modern, glazed façade is framed with naturalstoneto create a
relationship with the adjacent buildings. Following a tradition of city-

14. The retail areas at the lower levels that connect to the city,
present a unique opportunity for branding premium shops and
create superior customer experiences, by connecting the levels
and providing new alleys through the building that create
shortcuts through the block. Furthermore, the introduction of new
urban spaces -the entrance plaza and the street pocket -
enhance the integration between the building and the city and
offer new public experiences of high urban quality

15. GROUND FLOOR PLAN
Standing from Kungsträdgården, it will appear as though the
city’s green spaces climb upwards, scaling Project Access via
the terraces and green roofs of PK-Huset, Mästerhusetand the
new Hästen21, bringing the coloursof the archipelago into
central Stockholm.
This is architecture that listens as well as speaks. The height of the
new Hasten 21 building will complement the existing skyline,
mirroring the surrounding cityscape without interfering with the
sightlines of the city’s church steeples and bell-towers.

16. OFFICE PLAN
The office layout is designed to facilitate maximum daylight and
create fantastic views of the Stockholm skyline, without
compromising the functionality. At multiple levels, the tenants have
access to outdoor areas on green roof terraces and all the benefits
from the shared business foyer with meeting and conference
facilities. The apartments are placed in their own vertical part of the
building, so it becomes visible in the city and has balconies towards
the street, where the residents can enjoy the evening sun that is so
special for the Scandinavian countries.

19. Hasten 21 is part of Project Access,
Pembroke’s urban development in
central Stockholm. Our vision is to
make the block more accessible by
opening up pathways and creating
more open spaces in order to create
an environment where people can to
meet. Project Access was launched in
2015 with the international Grade A
office building Mästerhuset. Next we
delivered a new public square,
Smålandstorget.
