B. Specifications Specifications are written instructions describing the basic requirements for constructing of a building. These includes: Sizes Kinds Quality of a material Methods of Construction Installation and Fabrication Note: Building system requires different specifications Architectural only consists of schedules.

The Specifications Portion of the Contract Documents consisting of the written requirements for materials, equipment, systems, standards and workmanship for the Work, and performance of related services. 4

REQUIREMENT SPECIFICATION 5 Presentation title 20XX Every purchase requires some form of requirement specification no matter how simple. A requirement specification is a condition or capability that must be met or possessed by a system, product, service, result or component to satisfy the end-user’s requirements.

Types of Specifications: 6 20XX 1. Functional – Purpose, duty, role or function Example: Purchase of Vehicle Consulting Service Capable of conveying employees from residence to office and vice versa. To conduct a Green Procurement training program for GPPB-TSO Recognized Trainers.

Types of Specifications: 7 20XX 2. Performance – Capability, input/output criteria, performance characteristics Example: Purchase of Vehicle Consulting Service Capable of conveying 15 employees from residence to office and vice versa. Complete 3-training course of 1 week and conduct post-training competency exam.

Types of Specifications: 8 20XX 2. Technical – Detailed physical characteristics Example: Purchase of Vehicle Consulting Service 15 seats 4 doors 2-wheel drive Engine minimum 2900 cc Petrol unleaded Color: white Reporting Language: English Formats: Slides MS PowerPoints

CONCEPTS 9 Presentation title 20XX GOODS (Specifications) CONSULTING SERVICES (Terms of Reference, TOR) INFRASTRUCTURE / CIVIL WORKS (Statement of Works, SOW)

Example: Construction Specifications 10 Presentation title 20XX General Notes for the septic tank (which will fall under the plumbing system): General Notes ALL PLUMBING WORKS SHALL BE DONE IN ACCORDANCE WITH THE NATIONAL BUILDING CODE REQUIREMENTS AND SUBDIVISION REGULATIONS. THE PLUMBING LAYOUT IS ONLY DIAGRAMMATIC. PIPES, CLEANOUTS AND CHECKVALVES SHALL BE CONCEALED AS MUCH AS POSSIBLE. PIPES SHALL BE EMBEDDED IN STRUCTURAL MEMBERS, UNLESS OTHERWISE SPECIFIED. MINIMUM SLOPE FOR SEWER LINES SHALL BE TWO PERCENT (2%) AND DRAIN LINES, ONE PERCENT (1%). ALL FLOOR DRAINS SHALL BE VENTED INDIVIDUALLY. ALL PVC PIPES SHALL BE OF APPROVED QUALITY AND G.I. PIPES (GALVANIZED IRON) FOR WATER DISTRIBUTION. LINES SHALL BE FOR SCHEDULED 40 STEEL PIPE STANDARD WEIGHT. PROVIDE GATE VALVES TO ALL WATER SUPPLY LINES TO FIXTURES AND/OR EQUIPMENT SHALL BE PROVIDED WITH AIR CHAMBERS OF CAPPED VERTICAL PIPES OF DIMENSIONS AS SHOWN. NOTE: When designing, each building system design requires different specifications.

Help you achieve what you say you are going to achieve within the financial constraints given to you by a client. Calculating the quantity of materials such as total volume of concrete, total weight of reinforced bars, total area to be finished. These includes: Site Cost Labor cost Materials cost C. Quantity Surveying & Cost Estimate

a. Building Costs 12 Presentation title 20XX TOTAL COSTS- rough estimate - Philippines (Php 10,893.16 per square meter) Site Costs (Depends on the Location, Center or Outskirts) Labor Costs (Different on different places, Rural or Urban) Materials Cost (Done by canvassing different shops, construction hardware or companies)

b. Estimating Costs 13 Presentation title 20XX i . Major-Project Estimating Major construction projects (Bidding System) How much would they charge to erect a building? Compute and list the costs in designing or constructing the building.

b. Estimating Costs 14 Presentation title 20XX ii. Residential Estimating (Total cost of materials plus hourly rate of labor)(Anticipated number of hours) Cost of lot, landscaping (fill and cut) and designer’s/surveyor’s fees 2 Quick, Rule of thumb methods : - quick estimate for speculative purposes. 1. Area Method – Budgetary purpose (rough estimate), exclusive of fixtures, landscaping, design, permits, etc. 2. Volume Method – Estimate by cubic space x cost of cubic construction - Bigger and fancier house means more expensive construction Type Cost per square meter Local homebuilders (middle-class family) 15,000 to 20,000 per m ² Terraced house/Average standard homes (1-2 bedrooms) 25,700 to 31,000 per m ² Detached houses & High-end residences 53,900 to 63,150 per m ²

15 Presentation title 20XX iii. Labor Costs (Urban and Rural) Differs from one part of the country to another 25% to 35% of the total project cost iv. Contingency Costs - Allowance for wastage (Broken hollow blocks, errors in steel cutting and bending, etc.) - 10% is allotted from the total project cost v. Combination costs Methods and cross-checking these for accuracy vi. Others Electrical and Plumbing takes up 10% to 15% of the total construction cost. Php 50 to Php 500 per piece (PVC pipes, fittings, etc.) Php 100 – Php 1000 per piece (outlets, switches, and wires)

c. Minimizing Costs 16 Presentation title 20XX Square/Rectangular homes are less expensive than irregular shaped ones. Flat lot (less expensive) than on a sloping hillsides. Locally manufactured or produced materials. –lessen mobilization Stock materials and sizes (mass production cost reduction) Quickly installed materials – prefabricating Prefinished materials – lessens labor costs Pre- hungs doors – lessens time Designing with minimum amount of halls (more living space) Pre-fabricated fire boxes (lessens installation costs) Investigating existing building codes, eliminates unnecessary changes from the start. Refraining from changing the design. 12. Minimizing special costs or special jobs. 13. Short plumbing lines. 14. Proper insulation will save heating and cooling costs. 15. Solar features. (Correct Orientation lessens utility costs)
